Project Goals
The proposed Our Lady’s Guild House (“OLGH”) project developed by POUA and FCDC includes the complete renovation and modernization of a 140-room lodging house into a 78-unit supportive rental building in the Kenmore Square neighborhood. This project is the culmination of years of advocacy on behalf of residents to purchase the building and return it to its original mission of providing affordable housing. The 6-story elevator building will include 19 enhanced Single Room Occupancy (“SRO”) apartments, 44 studio apartments, 15 one-bedroom apartments, a community room with kitchen and storage, an office, lounge, laundry facilities, other ancillary spaces, and bicycle parking. The proposed project will contain 19 units set aside for formerly homeless individuals (“PSH units”) plus an additional 16 units for households at or below 30% of Area Median Income (the “ELI households”) that will be receiving robust resident services. Lastly, 37 units will be set aside for households earning at or below 60% of Area Median Income. 20 Charlesgate West (OLGH) meets the National Objectives of preventing, preparing for, and responding to Coronavirus in the Community Development Block Grant Program. CDBG-CV funds will be applied to acquire 20 Charlesgate West. After Acquisition, the Charlesgate West building will be rehabbed into at least 72 units of low-income housing units in the City of Boston. The CDBG-CV funds will be used for this affordable rental rehab project to respond to a community negatively impacted by Coronavirus by creating new affordable rental units in which more than 51% of those respective units are for persons of low to moderate income and many of those units will provide supportive services to residents that were formerly homeless. -
